Double house in an authentic French inn, ideal for chambres d’hôtes
An inn was already housed in these two interconnected houses with an ‘abri’. You will notice this in space: ideal for starting a chambres d’hôtes. But you can also easily make a double house out of it. The current owners have had a successful bed and breakfast for years. The overall state of maintenance is good. This special house is situated in a quiet area with lots of natural beauty where you and / or your guests can walk and cycle endlessly.
This double house is situated on a terrain of 1.5 hectares and has a living area of 340 m2 on 2 floors. There are 5 bedrooms and 2 bathrooms. There is an attic and a cellar.
On the ground floor is the large kitchen (6.5 x 4 m) with a ‘cuisinière au bois’ which also feeds the central heating. The large living room is 9.4 x 5.5 m and has a fireplace with wood stove. Here is also the entrance to the cave. 2 Spacious rooms of 6.5 x 5 m and 6.5 x 4.7 m which can be converted into guest rooms.
On the first floor are the 5 bedrooms: 6.8 x 3.6 m, 4 x 3 m (2x), 3.6 x 3 m and 3 x 3 m. A library of 10.3 x 4.7 m. The bathrooms are 3.3 x 1.4 and 3 x 1.7 m. Room for washing machine etc.

The privacy-providing garden has shady trees, differences in height, a babbling brook, fruit trees, a vegetable garden, etc. Downstairs is a spacious terrace where you can eat outside in the evening. Upstairs is a large wild garden with lots of wild flowers, various private seats and a hammock by the pond.
The inn lies at 700 meters altitude. The mountains in the area reach up to 1200 meters. In the vast forests you will regularly see deer, foxes, wild boar and numerous birds of prey. Many small rivers flow, sometimes resulting in beautiful waterfalls. The beauty of flowers in spring and summer is overwhelming. Autumn also offers beautiful colors. Small medieval villages are like red spots in the open landscape and there is always a nice market or village party somewhere. Daily shopping and a doctor at 10 km and all facilities including hospital in Roanne.
The overall state of maintenance is good and lends fine for permanent living. A number of things have been completely or partially renewed in the past 10 years: all window frames and windows (double glazing!) on the ground floor and the floor have been renewed and the attic is insulated. The object has its own spring water and also a well. The septic tank was installed in 2014 and therefore completely on standard. CV on wood, some wood stoves, and electric auxiliary heating. The water comes from a private source. The inn lends itself to good letting, the present owners have had a successful bed & breakfast for years.
